The house is just below the historic centre of Panicale and only a fifteen minute drive from lake Trasimeno, from the A1 and from the main train station where you can get a train to Rome or Florence.
You drive through a gate up the drive to the house.

• On the ground floor there is a garage, three large rooms currently used for storage but which could easily be transformed into further living space.
• On the first floor there is a kitchen a very big living room with balcony and fireplace, three bedrooms and two bathrooms.
• On the third floor attic space, which again could be transformed into a studio flat if one wanted.

There is also a very large outbuilding on the land. The garden runs all along the side of the house and is full of mature trees, fruit trees, roses and bushes. As well as the garden there is an olive grove with 300 olive trees and 35 walnut trees!
